📄What documents do I need to sell?
To list your property, you will need a valid ID (passport or national ID, and NIE for foreign sellers), the original title deed, the latest property tax (IBI) and waste collection receipts, a community certificate, and the latest paid utility bills. An energy efficiency certificate is also mandatory. For foreign sellers, it is essential to have a tax advisor and a tax residency certificate to avoid the 3% withholding applied to non-residents. If you’re missing any documents, don’t worry—we’ll take care of everything for you to ensure a smooth and hassle-free process.

💰What additional costs should I expect when selling?
You should expect to pay Municipal Capital Gains Tax (Plusvalía), Personal Income Tax (capital gains), mortgage cancellation costs (if applicable), Energy Performance Certificate (EPC), occupancy certificate or second occupancy license (if applicable), property tax (IBI), waste collection, community fees, other utilities up to the notary date, and agency fees.
