  • 💸 What expenses would I have apart from the property price?

  • If you are planning your next real estate purchase in the Valencian Community, 2026 is a year of key changes that will directly affect your pocket. Depending on the type of housing, the tax scenario varies substantially: 

    Resale Property: Currently, the general rate is 10% (or 11% if it exceeds one million euros). However, there is a window of opportunity: as of June 1, 2026, the tax drops to 9%. Also, remember that if you are young or looking for your primary residence, you could reduce this cost to 6% or 8%. New Build: Here the cost is divided into two: 10% VAT plus 1.5% AJD (Stamp Duty).

    Important note: To these percentages, we must always add notary and registry fees to have the real final budget.

📑 What documents will be requested from me to buy the house?

  • Whether you are a resident in Spain or coming from abroad, documentation is key for a smooth signing at the notary. Here is what you need to prepare: For national buyers: The basics are a valid DNI, marital status and regime, accreditation of means of payment etc. 

    For international buyers: The basics are the NIE (Foreigner Identity Number), original passport, a bank account in Spain, and accreditation of the origin of funds (due to the Anti-Money Laundering Law), etc. 🔍 We review all your documentation in advance to ensure that on the day of the signing, you only have to worry about picking up your new keys.
